Red flags to look for if joining a sublease?

Someone is offering a 1-year lease in a 2BD/2BR apartment, but wants it to be a sublease, not through the building. Is this a good idea? [more inside]

Incentivizing a lease buy out

I'm leaving Madison, WI at the end of May, but have a lease through end of August. I'd like to avoid all the risk of subletting and instead transfer the lease directly. I'd be willing to incentivize that with up to half off a month's rent. Good ways to do that without opening myself up to scams?

Breaking a sublease?

I just received access to a sublet that I rented sight-unseen (dumb, I know) and it's in awful condition. I want to get out of it ASAP but I really don't know how. Usually, I think I would be referred to the lease but the truth is, I haven't seen it. While it was supposed to be attached to the sublease agreement I signed, it never was, so I don't know what 'breaking procedures' would be. [more inside]

My roommate won't refund rent after trying to kick me out early

Mice in apartment I'm subletting

Last night I saw mice in the apartment I'm subletting--in the kitchen, and in my closet. I've only been here a few days. I leave in 8 weeks. Metafilter is not my atty, but generally--what do I do? Is it my responsibility to clean them out? What rights do I have? [more inside]

How easy to sublet a Long Island City apartment?

Can I sublease my NY apartment while I'm gone for 1-2 years?

Our apartment in New York is rent stabilized and we love the neighborhood it's in. I was very, very lucky to find this place back back when I was single. But in April we are moving to London temporarily (maybe for two years?) because of a job my wife has taken. The dream scenario is that we could leave our furniture, find someone we trust to sublease to, and have the option to come back in two years. Or if things go terribly in London we could come back earlier. But there's a complicating factor and I don't even know if the rules would allow us to sublease for very long. Details below. How do I make sure not to get scammed on a Craigslist sublet?

I'm traveling over the summer (for a month) and found a short-term sublet on Craigslist that seems perfect. The current tenant (who is renting her 1br in a 2br apt) has agreed to let me stay and has asked me to transfer a deposit to her bank account. It is an actual bank (rather than Western Union or something of that sort), but I don't know enough - nor have I been able to find enough by searching online - to find out if this is "safe." Subletting dispute: what are my options?

I recently subleased a place in NYC for three months. I put down a $2000 deposit and paid $3200 for the first month. I’ve been there for two weeks. The lease specified that I’d pay for each remaining month on the first of the month. I've been told "you’ve lost your fucking money, get out". What next? [more inside]

I think that I was scammed for two months' rent ($4,200) in NYC -- what can I do?

So I've found myself in a bit of a sticky situation and need advice. I recently subleased a studio in Manhatttan for a couple of months (April and May) from a guy ("John") whose lease expires at the end of May. He seems like a decent, reliable guy. He said that he's moving back home for a while to start a company (different state), and that he recently quit his job (financial services industry, upon looking him up myself). On move-in day, after helping him pack his car, he gave me the keys and was on his way. [more inside]

Subletfilter

My roommate and I are looking for a 3rd roommate. We will most likely end up getting a roommate who neither of us knew previously. Should my current roommate and I be the only parties who sign the lease, and technically sublet to the third, in case any problems arise, or should all three of us sign the new lease? What are pros and cons of each. Which option do you think is best. [more inside]

Any way around my coop's "no sublet" rule?

I own a coop apartment in New Jersey. They don't allow any subletting at all. Is there any way to get around that? Just doing it and hoping I get away with it isn't an option because I have nosy neighbors who would probably rat me out.

Letting a subletter use your internet connection

If you let a subletter use the internet connection that's in your name, what are ideas for holding them to a promise that they won't do things that could get you sued by the RIAA (or arrested)? Is there any legally meaningful way to notify an ISP that Person X, not you, will be the connection's sole user for X months? This will be wired DSL (no wifi).

How do I pick the right tenants to sublet (or swap for) my apartment, and how do I help them feel at home?

Have you done a short-term sublet (or housing swap)? If you were the renter: how did you evaluate applicants, and how did you help your subletter feel at home? If you were the subletter: what worked, and what do you wish the renter had done for you or told you? I'll be subletting my apartment in NYC but I'd love to hear from people in all areas & situations. [more inside]
