Landlord's unrealistic cleaning demands and a couch held hostage.
Please advise on how to proceed proactively and cautiously to prevent conflict from what seems like retaliatory whims after landlord spent money removing mold.
I rent a furnished basement in a house with landlords. Unrelated to mold, they were replacing furniture and removed the couch to make space for a new one. After several days without a couch, I requested it be delivered. They said “no”; I cost them money due to unspecified “neglect.” My rent was increased 20% and insist I pay $1000 for FOUR professional deep cleanings because the place is messy. I'm feeling squeezed. When does the Implied Covenant of Quiet Enjoyment kick in?
TL;DR: Apartment flooded and was under construction for two weeks. Constant workmen coming and going for 9+ hours a day. It doesn't feel right that I’m paying the same rent I always do for half a month of “unwanted roommates,” noise, mess, and smells. I work from home and this has been incredibly disruptive. It seems like this breaks the Implied Covenant of Quiet Enjoyment. Any suggestions for attempting to get partial reimbursement of rent from my property manager? [more inside]
Rent check 'bounced' / CA tenant question

Security Refund, roommate did not give adequate notice
I'm in NYC. Our written agreement requires a minimum of 30 days notice if he is going to leave (also 30 days if I want him out). Wednesday he told me he is leaving today (Friday), and probably won't be back, but may want to come back in 2 weeks if his new job does not work out (he is on vacation from current one). Served a deadbeat and hostile roommate with eviction notice. Now what?
Posted on behalf of a friend, who lives in Florida:
Me (Master Tenant) and 2 others (Co-Tenants) lease a house from a property management company. We have permission & authorization to sub-lease. I had to give proper notice for eviction due to failure to pay rent today.

Rent question (grace period falls on holiday) Oregon

Can my landlord charge me for a diagnosis?
Long story short, my dryer was not working no matter what setting I put it in, so I had my property manager send a tech over to look at it. Apparently, it worked just fine when he came over to take a look. My property manager is charging me $50 for the tech on that day. Are they allowed to do this? I don't think it's written anywhere on my contract that they can charge me over a diagnosis. I will take this to small claims court if needs be.
Have some spare money, should we buy a condo to offer as rent?

pay rent or quit
Los Angeles slumlordfilter: management company cashed our check for the usual rent amount last week (verified w bank), management company left us a "pay rent or quit" notice yesterday claiming we were short on rent and must pay within 3 days, calls to management company have led the voice mail box of the bookkeeper who has yet to pick up the phone or call us back. We're on day 2 and it's a Friday. Given they actually received rent in full, how worried should we be that they'll f us over even though this is entirely their own error? [more inside]

Should I pay a deposit despite a weird clause in the application?
I'm renting an apartment in Denver, CO, and the property manager is asking I pay a deposit in the form of a money order mailed to his address or delivered to the onsite manager to hold the apartment. I've checked the property out with the onsite manager, and it looks great. Worryingly, the application says that if offered the apartment and I refuse to sign the lease, the deposit will be kept. Is this normal, and is there anything else I should be worried about? [more inside]

Fake landlords
My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. We rent -- our place is being sold at a short sale. What do we do?
Our condo in California is being sold at a short sale. We lived in the house for two years, our landlord loves us, but he has another house and it sounds like he's "underwater" on both houses. We've offered to buy the place, but everything I've read here and elsewhere on the interwebs make short sales sound like a tremendous nightmare. We really don't want to move. What are our rights, what should our strategy be? We've never owned a house before - help! [more inside]
International researcher housing woes and tenant rights
Question: I'm from the UK temporarily working and living in a university city in Ontario, Canada for the 2009/2010 academic year. Due to the fact that I work from home a lot and have to transfer large files (via Skype/DropBox/FTP) from Canada to my labmates overseas, my landlady's internet usage has gone up since I've become a tenant. I think she's using Rogers Express or Extreme Plan. If I'm understanding things correctly, according to the Ontario Landlord/Tenant Act, Canadian landlords can't increase a rent until 12 months after a tenancy has started. What do I do?

Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?

Rental discrimination/morality
I'm a landlord for a owner-occupied 4-unit bldg. I know I can't discriminate, with respect to tenant selection, regarding "family status", but am I free to prefer a single-occupancy renter to a family? My motivation is mostly remunerative -- included in rent are: water, hot water, and heat, and so a single renter is cheaper for me than a family of three with respect to those utilities. Is my preference for 1 vs. 3 rentors actionable discrimination? (Call me a miser if you like, but I'm under rent control, and I need to watch my costs, since it is near impossible to pass inflationary costs on to tenants.)
