Landlord's unrealistic cleaning demands and a couch held hostage.

Please advise on how to proceed proactively and cautiously to prevent conflict from what seems like retaliatory whims after landlord spent money removing mold. I rent a furnished basement in a house with landlords. Unrelated to mold, they were replacing furniture and removed the couch to make space for a new one. After several days without a couch, I requested it be delivered. They said “no”; I cost them money due to unspecified “neglect.” My rent was increased 20% and insist I pay $1000 for FOUR professional deep cleanings because the place is messy. I'm feeling squeezed. When does the Implied Covenant of Quiet Enjoyment kick in?

TL;DR: Apartment flooded and was under construction for two weeks. Constant workmen coming and going for 9+ hours a day. It doesn't feel right that I’m paying the same rent I always do for half a month of “unwanted roommates,” noise, mess, and smells. I work from home and this has been incredibly disruptive. I'm in NYC. Our written agreement requires a minimum of 30 days notice if he is going to leave (also 30 days if I want him out). Can my landlord charge me for a diagnosis?

Long story short, my dryer was not working no matter what setting I put it in, so I had my property manager send a tech over to look at it. Apparently, it worked just fine when he came over to take a look. My property manager is charging me $50 for the tech on that day. Are they allowed to do this? I don't think it's written anywhere on my contract that they can charge me over a diagnosis. I will take this to small claims court if needs be.

Should I pay a deposit despite a weird clause in the application?

I'm renting an apartment in Denver, CO, and the property manager is asking I pay a deposit in the form of a money order mailed to his address or delivered to the onsite manager to hold the apartment. I've checked the property out with the onsite manager, and it looks great. Worryingly, the application says that if offered the apartment and I refuse to sign the lease, the deposit will be kept. I'm a landlord for a owner-occupied 4-unit bldg. I know I can't discriminate, with respect to tenant selection, regarding "family status", but am I free to prefer a single-occupancy renter to a family? My motivation is mostly remunerative -- included in rent are: water, hot water, and heat, and so a single renter is cheaper for me than a family of three with respect to those utilities. Is my preference for 1 vs. 3 rentors actionable discrimination? (Call me a miser if you like, but I'm under rent control, and I need to watch my costs, since it is near impossible to pass inflationary costs on to tenants.)
