Ratio of rent between two apartments at the same location

I live in LA. You may have read that we're in a housing crisis many decades in the making. Inside baseball: in the left-liberal circles where I travel, there's a pretty fractious disagreement about whether supply-side solutions, i.e. just building more housing, are more likely to bring housing costs down or just further displacement. Roommate moving sooner than expected and it feels...not nice

I live with a roommate - I'm on the lease, he's not. When he moved in, landlord required him to sign away his right to stay in the apartment should I move out. Well, I'm moving out! I promised I'd give him ample notice if I were ever to leave, and I did. I'm moving out on Dec 30th and told him on Nov 14th. He was cool with it, appreciative of the notice, said he was fine with moving after Christmas. Landlord forced me out; do I have any recourse?

Last year, after the original tenant gave notice for our two-bedroom apartment, I signed a lease with my (previously civil) landlord so I could stay on. The apartment was in need of serious repairs with a visibly cracked deck. (I have photos; there was a half-foot crack in the cement.) He said he didn't want "replacement roommates" and I didn't understand that it meant that I would have to be the sole tenant for the apartment, since, frankly, I had never heard of a landlord suggesting such a thing. After I realized this was the case, I made plans to leave; before I gave notice, I got a number of text threats from him, with zero provocation, saying he would evict me if I found a roommate, and that the neighbors "would be watching me" if I tried. During this time he made no move toward repairing the deck. After I moved out, he kept a fraction of the deposit, destroyed property left behind (this is against California law), and immediately set about repairing and remodeling the unit. Since then, I've found housing ads from other tenants in the same building who are replacing their departing roommates, seemingly with his blessing. Is it worth pursuing any recourse with HUD or another agency? [more inside]

I need advice on a difficult rental situation- what are my rights?

I live in a three-person house. One of my roommates moved out and we found a subletter. The subletter paid deposit and 1 month's rent directly to my landlord. She then changed her mind three weeks later (without ever moving in.) She then threatened the landlord with legal action and he returned her money to her - both the month's rent and the deposit. Landlord demands early renewal of lease. What should I do?
